Booking Terms

Thank you for choosing to book with Court House Manor Luxury Bed & Breakfast. We look forward to welcoming you. By making a booking, you are entering into an agreement with us. Please read our terms and conditions of booking below.


The price of your stay is calculated per room per night including breakfast. 

Please remember that Court House Manor is a Bed & Breakfast, and is our family home.

Unless clearly stated on the booking form, all extras such as additional meals, telephone calls, drinks, etc. hold an additional charge.

Any supplements, eg. flowers, chocolates, etc. will be charged in addition to your room rate.

Rates quoted are correct only for the specific number of guests, nights and dates requested - if you should change any of these factors, the rates are subject to change.


We only accept payment for accommodation by card.

Guests may pay for food or drink in the Falstaff Restaurant by card or cash.

We take full payment upon receiving your booking.


If you need to cancel, please do so immediately. 

For cancellations made up to 7 days before arrival, you will receive a full refund.

For cancellations made within 7 days of arrival, you will be charged the full amount for your stay.

If you do not turn up for your stay, you will also be charged the full amount for your booking.


We will only cancel your booking if the accommodation that you have selected is unavailable for reasons beyond our control, for example if emergency repairs are required, electricity failure, etc.

In then event of a room not being available, we would offer you alternative accommodation if available, however if this is not possible, or unacceptable to you, we will refund all monies paid by you. Our liability will not extend beyond this refund.

There may be occasions where the grounds and other facilities are not available due to the private hire of part of the Manor. In these circumstances, we will contact guests as soon as possible to notify them, and guests are entitled to cancel for a full refund as per our normal cancellation policy.

Arrival & check in

Your room will be ready for you to check in from 4pm on the day of arrival, unless otherwise arranged. 

Early check in can be arranged on request for a fee of £25, although we cannot guarantee the availability of this service.

Please let us know if you plan to arrive after 8pm, as this will incur a £25 surcharge.

Conditions of stay

We have some standard rules that designed to ensure that we comply with regulations relating to matters such as fire, health and safety, and to enhance the comfort and wellbeing our our guests - please ask at reception if you have any questions.

We reserve the right to terminate your booking immediately without being liable for any refund or compensation where you engage in unacceptable behaviour that causes a disturbance or nuisance to other guests.

Departure/check out

Please be ready to leave your accommodation by 10.30 latest on the day of departure, unless otherwise arranged.

Late check outs can be arranged for a fee of £25, no check out can be later than midday.

Damages and breakages

Please take care with our accommodation. Checks are made on a daily basis to ensure that all the rooms are as they should be. 

You are responsible and liable for any breakages or damages which you cause to the accommodation or its contents. Please report these as soon as they occur.

We do not normally charge for minor breakages, such as a broken cup of tumbler, but will send you an invoice if the damage is significant.

An additional charge of £50 may be made if any damage was not reported.


Unfortunately, pets are not permitted.


Other than for death or personal injury caused by our negligence or misrepresentation, our total liability to you is limited to the price of the booking and to the fullest extent permitted by law all warranties are excluded and in no circumstances will we be responsible for any indirect or special damages.

We will no be liable for failure to perform to the extent that the failure is caused by any factor beyond our reasonable control. You are responsible for any damage or loss caused to us or our property by your act, omission, default or neglect and you agree to indemnify us and to pay us on demand the amount reasonably required to make good or remedy any such damage or loss.


Any data gathered during the course of this booking may be held digitally or on paper. 

Your email address will be included in our guest database. Please let us know if you do not wish to receive any offers of future correspondence from us.

Additional information

Cars are parked at the owner’s risk.

The gardens are used at your own risk.

The house is old and there are several low beams, narrow stairways and uneven pathways which guests use at their own risk.

Court House Manor Ltd retains the right to cancel any booking up to 7/14 days before the date of arrival
